The site super called Friday afternoon: a run of panels along the driveway had dropped against the garage apron, and the open house was Saturday morning. Northside had shown the house twice already without anyone flagging it, which meant it had happened fast.
On site, the low run tracked a downspout that emptied a few feet off the slab edge. A season of runoff had washed out the fill under three panels enough that the whole apron side had settled unevenly, panel by panel.
We marked twelve injection points across the run, lifted each panel back to grade against the garage slab, and patched the holes before the crew broke for lunch. The downspout got a splash block and a redirect the same visit, so the fix outlasts the open house.
Buyers walked the driveway the next morning and never knew it had dropped. Northside now calls before listing any new build with a settlement complaint instead of after.
