Rear patio lifted back to the sill and pitched to drain

The rear patio had settled two inches toward the foundation and sent every storm back at the house. We lifted it to the sill and re-pitched it away in an afternoon.

A pre-listing inspection flagged standing water against the foundation after every rain, which is the kind of note that stalls a sale until someone explains it. The listing agent wanted an answer before the sign went in the yard, not after an offer fell through.

The patio had pitched the wrong way for a while: the side against the house had dropped roughly two inches relative to the outer edge, most likely from a flower bed removed years earlier that took its irrigation habits with it and left the soil underneath drier and looser than the rest of the yard.

We injected along the low edge, brought the slab back level with the sill, then kept lifting the house side a touch further so the whole patio pitched away from the foundation again. A level confirmed the new fall before we cleaned up.

The house closed on schedule with no repair credit negotiated, and the patio has carried every storm since without sending a drop back toward the foundation.
